A termite inspection is one of the cheapest ways to protect what's probably your biggest asset. Subterranean termites, Sydney's main problem species, work hidden inside timber and walls, so by the time you notice damage it's often well advanced. Here's what to expect.
How often should you get one?
Australian Standard AS 3660.2 recommends a timber pest inspection at least every 12 months. More frequent checks can make sense if your home backs onto bushland, has timber floors or a history of termites, or if your inspector recommends it. If you're buying, get a pre-purchase timber pest inspection before you commit.
What does the inspector check?
- Interior: skirting boards, door and window frames, built-in cupboards, wet areas and anywhere timber meets masonry.
- Roof void: framing timbers, and signs of termite workings or moisture.
- Subfloor (if there is one): bearers, joists, piers and ant caps, plus ventilation and moisture.
- Exterior: slab edges, weep holes, garden beds against walls, leaking taps and downpipes.
- Garden: trees, stumps, sleepers, fences, retaining walls and timber stored on the ground.
Many inspectors also use moisture meters and thermal cameras. You should get a written report listing what was found, areas that couldn't be accessed, and any conducive conditions, things around the home that make termite attack more likely.
What affects the cost?
The price depends on the size of the home, whether it's single or double storey, access to the roof and subfloor, extra buildings like sheds and granny flats, and the type of report. As a rough guide, hipages, How much does a termite inspection cost? (2026) puts typical Australian termite inspection costs between about $200 and $600 depending on the inspection type and home size. The expert who calls you will give you a firm price for your property.
What if termites are found?
Don't disturb them. The technician will explain the options, which usually means dealing with the active termites first, then long-term protection such as a chemical treatment zone or a monitored baiting system. See our termite control page for more.
Know your swarm season
Winged termites fly from mature colonies on warm, humid nights in the warmer months, often at dusk. CSIRO notes subterranean termites usually forage within about 30 m of their nest, so a swarm around your lights is a good reason to book an inspection.

Frequently asked questions
How long does a termite inspection take?
For a typical house, often around an hour or more, depending on size, access to the roof and subfloor, and outbuildings.
Do new homes need termite inspections?
Yes. New homes are built with a termite management system, but annual inspections help make sure it hasn't been bridged by landscaping or breached.
